Case Study – Swimming Pool Home Buyers’ Report – Richmond Park

Our Homebuyers’ report costs £300.00 and we are regularly asked ‘why spend this money to have a swimming pool checked’?

For the last twenty five reports we have completed, only one pool did not have any major problems.

This case study highlights a service call we attended for a new house owner who had been in their new house for six weeks.  They had never been able to use the pool as it did not heat up.  Before buying the house, they did not have any checks carried out on the installation.  However, another pool company was maintaining their pool.  In need of help, they contacted PSP to undertake a service call.  We found that the problem was easy to solve.  To heat a swimming pool, the pool filter pump needs to be pumping water through the heat exchanger, which needs to then demand heat from the heating system.

As this installation was fitted with a time clock, we initially checked to see that it was programmed correctly.  Unfortunately the clock had been set to run the pump for only five minutes each day, so it was never going to reach temperature.

We also observed that the pool plant was badly maintained, and some of the equipment was not working.  This included the following:-

  1. pH dosing controller was turned off which caused the pool to be badly scaled at the waterline.
  2. There was a small hole in the heat exchanger, which would spray water in to the plant room as the hole grew bigger.
  3. The Ozone generator UV tube had blown.  The degassing unit was also blocked.
  4. The Jetstream pump had tripped the overload protection and was not working.  On resetting the overload and operating the pump, the RCD turned off all the pool plant equipment.
  5. The automatic pool cover memory had lost the settings during this power cut and the cover would not work.
  6. Most of the pool lights had blown their bulbs.

The Swimming Pool Home Buyers’ Report would have detected these problems before the property was purchased.  The £4000.00 repair bill could have been deducted from the asking price.

So to answer the question ‘why spend £300.00 on a report’?  We think that ‘yes’ it does pay for itself in our experience.

The client is now using their swimming pool for the first time and PSP will be maintaining their pool in the future.
